Our Rules:

21 years old to check in Condos are assigned at the time of check in. Photos are used for general purposes and many not be of the actual condo you are renting. Only one name can be applied to the reservation please ensure this is the person checking in to the resort.

Cancellation Policy:

100% Full Refund for cancellations made 61 days prior to check in date. TG will change the reservation into the renters names and information. TG will require the home address and email for the renter to accomplish this. Renter is highly recommended to contact the resort once they receive the reservation confirmation to ensure the size of the condo, layout, location, views and number of beds is acceptable. If a name change is required after a confirmation email is sent there may be a cost of up to $100.00. This is charged by the resort and company and renter will be responsible for this cost. Only the name on the reservation is able to check into the resort. Please note that the photos in the property description may not be of the actual condo you are renting. They are for general viewing purposes. You may inquire with me prior to reserving to ensure you have the condo you want. The Resort will assign the condo building, floor and number at the time of check in. Please call the resort if you plan on arriving after 6pm. Some resorts are not 24 hours and you need to ensure your name is on an afterhours check in list for security. If the description is titled “Ocean Front” or “Ocean View” then you will have this view of the ocean. If no view is described, your condo may have other views. 1. Tenant agrees to pay all reservation fees Timeshare Guardians, LLC has advertised for the rental condo for the dates selected and location agreed upon. 2. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. 3. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner 4. The Tenants shall pay for any damage done to the premises over and above normal wear and tear. 5. The Tenants shall not sublet the property. 6. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. 7. The Tenants and Tenants Guests shall hereby indemnify and hold harmless Timeshare Guardians, LLC and any of its’ employees against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. 8. Tenants agree to pay all reasonable costs, attorney fees and expenses that shall be made or incurred by Landlord enforcing this agreement. 9. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household. 10. There may occasionally be power outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. 11. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 12. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies, COVID-19 closures or limited hours of operations, or other commitments. 13. It is the tenant responsibility to learn about safety precautions, warning signs of conditions, and safety procedures concerning swimming in or being around water, animals, machinery and other potentially hazardous elements. 14. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 15. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. 16. Tennant is advised that there may be no carbon monoxide detector on the property and accepts the risk involved in not having one. 17. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it is prudent to do so. 18. Valuable items left behind by tenant will not be returned. The Landlord shall not be held liable for condition of said items. 19. Tenant understands that this is a timeshare at a resort and not wholly owned or operated by Timeshare Guardians or any of its employees or clients. Timeshare Guardians, LLC is advertising a week for rental that has been reserved and confirmed through a client’s membership or ownership through their timeshare company. 20. Tenant understand that the resort will assign the condo number upon check in and that the floor number, condo number and condo view may change at the discretion of the resort. No views or condo assignments are guaranteed. It is a first come first serve at check in. 21. Tenants understand that occasionally there are maintenance issues that are unforeseen. As such the Tenant understands that the condo assignment may change due to these unforeseen circumstances such as but not limited to; leaks, broken toilets/tubs, broken door locks-window -doors, no heating or air conditioning, etc. Tenant understands that due to availability issues, they may be moved to a lesser condo than originally reserved. This is not common but could possibly occur. 22. Tenant understands that the photos provided are for rental purposes and may not reflect the actual condo being rented. These photos are for a general overview of the property and may contain photos of a condo not being advertised or available. 23. Tenant understands that this is a resort and as such are required to adhere to all policies for that resort. 24. Timeshare Guardians, LLC advises ALL tenants to contact the resort and not Timeshare Guardians, LLC to ensure the sleeping arrangements (Bed sizes and locations) are what they rented. Occasionally the resort may have specific buildings that have different sleeping arrangements than others. Timeshare Guardians, LLC is not responsible for any changes in bed sizes or the number of beds per condo. 25. Tenant understands that all rental reservations and resorts advertised have an age restriction to check in. 21 years old is the minimum age to check in unless stated at 25 years old. It is the responsibility of the renter to inquire on the age restrictions in place and not the responsibility of Timeshare Guardians, LLC or any of its employees or affiliates.
